Our mission
About DSCRLoans101
Independent. Fact-based. Focused on clarity.
DSCRLoans101 is an independent editorial site covering DSCR loans. How we source figures, why we date every one of them, and what we will not do.

Why this site exists
Filling the gap
Most writing about DSCR loans is published by companies that make DSCR loans. That does not make it wrong, but it does shape it. A lender has no reason to lead with the prepayment penalty, and no incentive to tell you that a conventional investment-property mortgage would probably cost you less.
This site exists to fill that gap. We do not originate mortgages, we are not affiliated with any lender, and we do not benefit from making the terms look better than they are.

How this site works
What we publish
DSCR financing is a small, unusually opaque corner of the mortgage market. Program terms differ in ways that matter, lenders describe the same requirement in different words, and five of the nine largest programs do not publish a rate at all.
So we do the tedious part: read the published program pages, put the numbers into the same units, and record where each figure came from and when we checked it.
You will find the mechanics of the ratio and the four formulas lenders use to calculate it, the credit, coverage, cash and documentation requirements, what the financing costs from rate through closing charges to the exit, and how the major programs compare on the fields you can actually verify.
How we source figures
Every number on this site comes from published lender materials or a primary source. Where a figure is an estimate from practitioners rather than a published schedule, we say so on the page rather than presenting it as verified.
We date everything. Each guide carries the date its figures were verified and the month it was last updated, because a DSCR rate captured in July tells you very little in December. Rate sheets change weekly. A page that does not tell you when its numbers were true is not telling you much.
When a lender publishes something we cannot confirm independently, we attribute it to the lender rather than restating it as fact. When sources disagree, we show the disagreement instead of picking the tidier answer.
What we will not do
- We do not originate loans, and we take no lender advertising on our comparison pages. If that ever changes, the disclosure will appear on the page itself, not in a footer nobody reads.
- We do not rank lenders by who pays us, because nobody pays us. Our lender ranking states its methodology, and it also states its limits: a ranking can shorten your list, but it cannot replace three written quotes on the same scenario.
- We do not publish rate predictions, and we do not tell you a DSCR loan is right for you. Several of our guides spend as much space on when to use something else.
What this site is not
This is educational material, not advice about your situation. We are not your lender, your attorney, your accountant or your broker.
Entity structures carry legal and tax consequences that vary by state, so talk to an attorney and a CPA before you form anything. Loan terms carry consequences too. Read the note, not just the term sheet, and get the details that matter to you confirmed in writing before you pay for an appraisal.
Reviewing and corrections
Guides are reviewed by the DSCRLoans101 editorial team and revised when the underlying published terms change.
If a figure on this site is out of date or wrong, we would rather know. Corrections are made on the page, and material changes to a dated figure are noted with the date they were made.
