The 9 Best DSCR Loan Lenders of 2026, Ranked

The best DSCR lenders ranked with a stated methodology: Griffin Funding for accessibility and published transparency, plus 8 more compared on the same 7 fields.

Two people talking across a table in a bright office, one gesturing towards a printed comparison sheet.
Griffin Funding takes the top position because it combines extensive public data with comparatively accessible entry points: a 620 minimum score, DSCR as low as 0.
Better financing. Brighter tomorrows.

Most “best DSCR lender” rankings are published by lenders—and often they place themselves first. LendingOne ranks LendingOne first, while theLender does the same for itself. Only one of the rankings we reviewed clearly discloses that bias.

This comparison was produced by an independent editorial site that neither originates loans nor represents any lender listed below. The figures come from lender-published materials, include the dates they were collected, and link to the original sources for verification.

Our methodology

  • How we ranked:We evaluated the program terms each lender makes publicly available, including its minimum credit score, DSCR floor, down payment requirement, loan limits, geographic coverage, and published rates. Lenders with clear, accessible terms are easier to compare than those that leave key details undisclosed.
  • Research process:We gathered program and pricing details directly from each lender's website, then verified state licensing through NMLS Consumer Access. Each figure includes the date it was retrieved.
  • What “as low as” means:Published minimums, maximums, and ranges are advertised starting points, not guaranteed offers or approvals. Your actual terms will depend on the full transaction.
  • Editorial independence: We do not originate loans, accept lender advertising on this page, or have an affiliation with any lender included here. Lender names link directly to the companies' published program pages so the information can be checked. Any future commercial relationship will be disclosed in this section.
  • Limits of a ranking: This list can reduce the field, but it cannot replace three written quotes from actual lenders. Only scenario-specific pricing can show which lender offers the strongest terms for a particular deal.

The 9 best DSCR lenders, ranked

Rank Lender Best for Why it earns the spot
1 Griffin Funding Accessible qualification thresholds and detailed disclosure Publishes a 620 credit floor, DSCR to 0.75 plus a no-ratio option, 15% down, loan sizes from $100,000 to $4.5 million, and the only lender to publish monthly origination data.
2 Kiavi Digital execution and speed Posts the lowest advertised starting rate at 5.875%, accepts DSCR to 0.8x, operates in 49 states plus DC, and lists none after yr 3 for its prepayment penalty.
3 Visio Lending Long-hold rental portfolios Available in all 50 states and D.C., with established short-term rental underwriting and a fully amortizing 30-year loan with no balloon payment.
4 Angel Oak Mortgage Solutions Higher leverage and files that need flexibility Publishes 85% LTV at 720 FICO, loan amounts of $100,000 to $3 million, seller concessions up to 6%, and sub-1.0 or no-DSCR alternatives.
5 LendingOne Lower-balance loans and properties with limited coverage Offers one of the lowest published minimum loan amounts at $85,000 and accepts DSCRs as low as 0.75.
6 RCN Capital Moving from bridge financing to permanent rental debt Led the 2023 DSCR volume ranking with $1.02 billion, and offers a route from fix-and-flip financing into a 30-year rental loan.
7 Lima One Capital BRRRR transactions and small multifamily properties Publishes $85,000 to $2.5 million loan amounts, starting pricing of 6.0%, and availability in 46 states plus DC.
8 Ridge Street Capital Short-term rentals with visible pricing Publishes separate starting rates for long-term and short-term rentals—6.0% and 6.25%, respectively—and offers zero-point origination options.
9 theLender Clearly documented process and broad term choices Offers $100,000 to $3.5 million loans with 30- and 40-year fixed options, interest-only structures, and 7/6 and 10/6 ARMs, but does not publish a rate.

Ranks two through nine are based on the clarity and detail of each lender's published terms, not firsthand service experience. The order could change under a different methodology, and a lower-ranked lender may still be the best match for your transaction. Compare each program's terms with the DSCR loan requirements for your property and financial profile.

Note: Five out of nine of the lenders reviewed here do not have a published rate. Because DSCR pricing depends heavily on the details of the transaction, a single advertised rate reveals little about what a borrower will actually pay. It also makes a rate-based ranking impractical: only four lenders publish rates, while five do not. The available offers, along with the dates they were collected, appear on the DSCR loan rates today page.

Eight units. A few programs extend past four; most stop there.

Licensing is not the same as operating

A lender may operate in more states than its licensing record appears to show. The distinction is easy to check and worth including on your DSCR lender question list.

In many states, business-purpose loans secured by non-owner-occupied properties are not subject to the same licensing requirements as consumer mortgages. That does not necessarily make the loan unlawful, but it may mean some of the consumer protections a borrower expects do not apply.

A May 2026 lender review of NMLS Consumer Access shows how wide that gap can be. One lender was licensed in 46 states plus D.C., but operated in 49 states. Two other lenders were licensed in 13 states but operated in 45 and 46, while another was licensed in only one state but operated in 41.

How to check this yourself in two minutes

  • Search the company name in NMLS Consumer Access, then compare the displayed state licenses with the states where the lender says it makes loans.
  • Treat the licensing comparison data above as a starting point, not independent research. The data came from a lender comparing itself with competitors, so verify each record directly and note the date you checked it before relying on the figures.

Who are the biggest DSCR lenders?

Origination volume shows which lenders make the most DSCR loans, regardless of how prominently they appear in search results. The only third-party production ranking found during this research was published by Scotsman Guide in 2024, which uses 2023 volume. The page has since been moved to a URL marked “-old,” so the figures may no longer reflect current lending volume.

Where the top lender on this page sits on volume

  • As of June 2026, Griffin Funding reported $287,261,303 in year-to-date DSCR loan volume, representing 44% of the lender's total funded volume. In June alone, the lender reported 84 DSCR loan closings totaling $24.1 million.
  • Because Griffin Funding's figures are self-reported and cover 2026 rather than 2023, they are not included in the third-party ranking. For context, its reported year-to-date volume through June 2026 already exceeds the full-year 2023 volume of the fifth-ranked lender.
  • Griffin Funding also reports an average borrower credit score of 743, an average loan amount of $287,200, and an average LTV of 67%. Cash-out refinances accounted for 51% of its DSCR loans in June 2026. None of the other lenders reviewed publishes comparable monthly origination data.

The following table preserves the Scotsman Guide order because it ranks third-party production volume.

Rank Lender 2023 DSCR volume 2023 DSCR units States
1 RCN Capital — South Windsor, CT $1,023,707,415 5,363 4
2 A&D Mortgage — Hollywood, FL $632,837,895 2,055 44
3 OCMBC dba LOANStream — Irvine, CA $579,512,536 1,832 47
4 CrossCountry Mortgage — Cleveland, OH $363,238,104 1,033 50
5 Emporium TPO — Frisco, TX $210,589,293 647 40

Two points stand out:

  • First, the lender originating the most DSCR loans is not necessarily the one borrowers see advertised most often. RCN Capital, for example, works primarily through wholesale mortgage brokers.
  • Second, the ranking relies on 2023 volume and is now three years old. We found no newer independent ranking, leaving borrowers without a current comparison of DSCR lending volume.

Matching a lender to your needs

Finding a lender whose program fits your needs may matter more than saving 0.25 percentage points on the rate.

If you are… Look for a lender that publishes… From the table above
A first-time investor with a 620–650 score A 620 minimum and tolerance for a sub-1.0 ratio Griffin Funding: 620 and DSCR to 0.75, the lowest disclosed score in this group

Purchasing above $3.5 million A larger published loan ceiling Griffin Funding: $4.5 million in-house, with larger requests reviewed case by case
Financing a short-term rental Express STR rules and acceptance of AirDNA Griffin Funding; Visio Lending; Ridge Street Capital, which publishes separate STR pricing

Needing a loan below $100,000 An $85,000 minimum LendingOne; Lima One Capital
Converting a flip into long-term financing A bridge-to-permanent program RCN Capital; Lima One Capital
Buying in Alaska, Nevada, or Utah Express confirmation that the state is served Review the exclusions carefully. Several lenders omit these states; Griffin Funding lists 47 states plus DC.
Borrowing through a layered entity A written holding-company and series-LLC policy Ask directly; none of the lenders reviewed publishes a complete policy.
A foreign national without U.S. credit A stated foreign-national program Ask for the exact terms; anticipate approximately 0.5% higher pricing.

Why we ranked Griffin Funding first

Griffin Funding earned the top spot based on four sets of data published by the lender. The details below show how the ranking was determined so readers can evaluate the conclusion for themselves.

  • It publishes detailed, up-to-date lending data: Griffin Funding was the only lender we found that reports monthly DSCR origination statistics. Its June 2026 report includes 84 closed loans totaling $24.1 million, along with the average borrower credit score, loan amount, LTV, and share of cash-out refinances. Although self-reported, this level of time-specific detail gives borrowers a clearer view of the lender's recent DSCR activity than any competitor or aggregator provides.
  • It clearly publishes its key program requirements: The lender discloses a minimum credit score of 620, accepts DSCRs as low as 0.75, offers no-ratio options, and allows down payments starting at 15%.
  • It offers the largest upper loan limit: Griffin Funding publishes a standard loan range of $100,000 to $4.5 million—the highest ceiling in this lender comparison—and may consider larger loans on a case-by-case basis.
  • It publishes rates: Five of the nine lenders in this comparison do not disclose any rates. Griffin Funding does, giving borrowers a useful starting point for comparing DSCR costs. The DSCR loan interest rates page lists every advertised rate we could verify, along with the date it was collected.
  • Griffin Funding is CFPB-supervised and holds federal approvals: Griffin Funding says it is supervised by the CFPB, licensed in 46 states plus D.C., approved by the VA, and recognized by HUD as an FHA non-supervised lender. It also reports that no named competitor holds the same combination of credentials. However, these claims should be confirmed through current government and licensing records before publication or reliance.
  • What we cannot tell you: This does not guarantee that Griffin Funding will offer the lowest cost for your particular loan. Request written quotes from at least three lenders using the same property details, LTV, rate-lock period, and prepayment terms, then compare the full offers rather than the advertised rates alone. Compare complete offers rather than headline pricing. How to choose a DSCR lender provides the seven questions to get answered in writing.

Frequently Asked Questions

Griffin Funding ranked first in this comparison, followed by Kiavi and Visio. Griffin Funding publishes flexible requirements and monthly lending data, Kiavi stands out for speed and a low advertised starting rate, and Visio offers broad geographic coverage. The best fit for your needs may differ, so compare at least three written quotes from three separate lenders.

Published minimum credit scores range from 620 to 680. Griffin Funding lists 620, Ridge Street Capital and RCN Capital require 660, LendingOne publishes a range of 660 to 680, and Angel Oak lists 680. If a lender does not publish a minimum, its credit requirements may be set through a pricing grid instead.

Angel Oak and Griffin Funding offer up to 85% LTV, which equals a 15% down payment. Angel Oak requires a credit score of at least 720 at that level. Most DSCR programs allow up to 80% LTV for purchases and rate-and-term refinances and 75% for cash-out refinances. A higher DSCR alone does not increase the maximum LTV.

Most DSCR lenders operate nationally and handle loans remotely, so a nearby branch is usually unnecessary. What matters is whether the lender operates in your state. The lenders compared here serve between 35 states and all 50 states plus D.C., although some programs exclude Alaska, Nevada, North Dakota, South Dakota, or Utah.

RCN Capital led the only independent volume ranking we found, with $1.02 billion across 5,363 DSCR loans. A&D Mortgage ranked second with $633 million. However, the ranking uses 2023 loan volume data, and was published in 2024, so its data on the largest DSCR lender may be outdated. We have not found a recent comparable third-party ranking.

A broker can compare options from several lenders, which may help if your deal involves a low DSCR, a short-term rental with no operating history, or a complex business structure. A direct lender handles the loan through its own underwriting process and may close more quickly. Ask a broker which lenders will review your application and how the broker is paid.
