Sourcing
Every figure comes from published lender materials or a primary source such as a government form, a regulation, or an agency publication. We link to the source where one is publicly available.
Where a range comes from practitioner reports rather than a published fee schedule, we label it as such on the page. We do not present an estimate as a verified figure.
Where published sources disagree, we show the disagreement and explain what causes it rather than selecting one number and dropping the rest.
Dating
DSCR pricing and program terms change frequently, so each guide carries the date its figures were verified and the month it was last updated. A dated figure that has not been rechecked is not silently refreshed.
Review
Guides are reviewed by the DSCRLoans101 editorial team before publication and revised when the underlying published terms change.
Rankings and comparisons
Any ranking on this site states its methodology on the page, including what was measured and what was not. Rankings reflect the clarity and detail of publicly published program terms, not service quality, and not our experience as a borrower.
We say plainly that a ranking cannot replace written quotes on your own scenario.
Corrections
If a figure is wrong or out of date, we correct it on the page. Material corrections to a dated figure are noted with the date the change was made.
